………Think about what you can afford and the type
of property you are looking for: Its location, age, character, size and style,
number of rooms, outside space and parking. Transport facilities, leisure facilities
and schooling also have to be considered.

When you have chosen your property and your offer has been accepted provide
us with your Solicitors details which we will pass on to the Vendors
Solicitor. Your solicitor will ensure that the seller’s solicitor
prepares a draft contract of sale, and at the same time carry out local
searches on the property.
"Stamp Duty” is a tax levied on all property purchases of
more than £120,000 and is currently set as follows ;-

Surveys will now need to be arranged through your mortgage lenders
before a mortgage offer can be made. There are three types of survey –
1) Basic Valuation
2) House buyers Report
3) Structural Survey
The purpose of the mortgage valuation is to ensure that the property you
wish to purchase is suitable security for the amount you wish to borrow.
Lenders will charge you a fee to carry out this service. This cost can
often be negotiated with the lender. For independent mortgage broker- see

Once all the searches are completed, legal documents vetted by your solicitor
and your mortgage confirmed, you will need to lodge a deposit (this is
usually between 5% - 20% of the agreed purchase price) with your solicitor
and you will then be in a position to exchange contracts of sale.
The remaining funds must be transferred to your solicitor prior to completion
date.
